KJR Home Inspections conducts home warranty inspections to verify that everything is in good working condition before your warranty expires. Pool/spa inspections are typically required along with the Home Inspection when purchasing a new home. The Arizona Board of Technical Registration has created "The Standards of Professional Practice for the Inspector of Swimming Pools & Spas" which we are required to abide by. Your Pool and Spa inspection will inform you of the following:
• Systems and Components age/type
• Structural (crawlspaces and attics entered to perform visual inspections, where accessible)
• Roofing - Drones used when applicable
• Exterior finishes and Components (Doors, windows, etc.)
• Interior finished and Components (Doors, windows, etc.)
• Plumbing (all fixtures and components tested where accessible)
• Electrical (all components tested where available)
• HVAC (all heating and cooling units tested, where accessible, ambient temperatures permitting)
• Insulation and Moisture Barriers
• Kitchen Appliances
• Pools/Spas (additional fees apply)
• General Property and Assessment for Safety Hazards, etc.
