Sellers are choosing to have a thorough inspection before they list their home.

When you purchased your home, it may have included a one-year home warranty. This protects you should anything happen to your home’s appliances or major systems. KJR Home Inspections conducts home warranty inspections to verify that everything is in good working condition before your warranty expires. Do you want to know if there’s something that needs to be repaired while you still have coverage, so you won’t have to pay out-of-pocket expenses? 

Pool/spa inspections are typically required along with the Home Inspection when purchasing a new home.  The Arizona Board of Technical Registration has created "The Standards of Professional Practice for the Inspector of Swimming Pools & Spas" which we are required to abide by. Your Pool and Spa inspection will inform you of the following:

1. How well your equipment is performing
2. Type of equipment and how it works
3. How to maintain the equipment and components

• Systems and Components age/type
• Structural (crawlspaces and attics entered to perform visual inspections, where accessible)
• Roofing - Drones used when applicable
• Exterior finishes and Components (Doors, windows, etc.)
• Interior finished and Components (Doors, windows, etc.)
• Plumbing (all fixtures and components tested where accessible)
• Electrical (all components tested where available)
• HVAC (all heating and cooling units tested, where accessible, ambient temperatures permitting)
• Insulation and Moisture Barriers
• Kitchen Appliances
• Pools/Spas (additional fees apply)
• General Property and Assessment for Safety Hazards, etc.
